Most calls from boards and managers start with a spreadsheet, not a photo. The irrigation contract, the mowing contract, the sprinkler repairs after every mower pass, and a water budget that tightens each summer sit on one page, and a lawn that still browns in August is the return on all of it. How a commercial turf job runs, from the site walk to the punch list

A board meets monthly and a manager answers to tenants, so the job is planned in that order: scope, schedule, then the crew. On a work day the crew cones off the area in progress and leaves the rest of the property open.

Site walk with the manager

We walk every area with you and note gates, hose bibs, valves, and where residents cross. The estimate comes back as one scope, each area on its own line, with a 2D CAD drawing.

Phasing, hours, and notices

Before a date is set we agree on work hours, which area goes first, and what the notice to residents or tenants should say.

Staging and demo

Trucks stage where you tell us. Sod, roots, and sprinkler heads leave on our trucks, and the irrigation zone is capped at the valve.

Grade, drains, mesh, base

Low spots are regraded so water runs away from buildings and walkways, and drains go in where runoff collects. Gopher mesh goes on the graded soil, class 2 base is compacted flat over it, then weed barrier.

Turf, seams, edges, infill

The rolls are laid in one blade direction, seamed, stretched, and nailed. Every edge is cut flush to the walkway, curb, or planter it meets, and infill is brushed in so the blades stand.

Walkthrough and punch list

You walk it with us: seams, edges, drains, relief areas. Anything on the list gets fixed, and the manufacturer warranty paperwork goes in your file.

Cost and upkeep

What decides the cost, and what a large area asks for after

Area drives the material. Demo is the second line, and a property with several planted areas may need demolition and site prep as its own phase. Access sets the labor, edge detail is the line that surprises people, and drainage comes last on the list and first in the schedule.

Watering restrictions hit large accounts first, and a board answers for the water bill in the open. Gophers do not respect property lines, so mesh goes under every common area. Where clay pools against a building, drains go in before the base. Boards usually have architectural guidelines on colors and borders, so the samples we bring fit them.

Upkeep for a large area goes into the grounds vendor's reduced scope: a rinse of the frontage, a brush of the worn routes, leaves off before they compost into the infill, and a hose on the relief areas. The turf is designed to last 15 to 20 years; the busiest path wears first, which is why commercial areas get the heavier turf.
