How steep is your Ojai lot? Pick a slope and see the terrace it needs

Inside the city, Ojai's wall rules say an embankment over 48 inches gets benched so no single retaining wall stands taller than 36 inches. A hillside yard above Foothill Road becomes short walls with paver landings and turf pads between them, not one tall wall. Confirm the current code with the city before pricing. Pick the slope closest to yours.

Artificial turf for Ojai's 90-degree summers and clay-loam winters

Ojai is hotter than the coast. July and August highs run near 90, and from May into October there is almost no rain, so a real lawn here is a summer-long water bill. Artificial turf installation in Ojai is picked for that heat: a turf built for full sun and a lighter infill for the pad the kids use at four in the afternoon. On the valley floor the ground is sandy loam and clay loam over a slowly draining clay-loam subsoil, so the winter rain, most of it between December and February, sits on that subsoil. The base under the turf is graded to move it, with class 2 base compacted over gopher mesh.

On water: most of the city and Upper Ojai are on Casitas Municipal Water District, which has run the Ojai Water System since 2017; Meiners Oaks has its own district, and Oak View up to the Vons center is on Ventura River County Water District. As of this writing, Casitas lists controller rebates and points to regional programs, and we did not find a lawn-to-turf rebate there; the smaller districts in the valley run their own. Paver landings, walks, and block walls that step up Ojai's hillsides

The foothill lots north of Ojai Avenue sit on shallow, gravelly ground over sandstone and shale, often only two to four feet deep before rock. That ground bears well but sheds water sideways, and a poured slab on it tends to crack along the first winter's runoff line. A paver installation on compacted base flexes and drains through its joints, which is why every terrace landing goes in pavers: if a wall settles a hair, the surface lifts and resets. Block planter walls and retaining walls come from the same crew, so the wall, the drain behind it, and the pavers on top are one estimate and one set of build days.

Two Ojai rules shape the layout before we draw it. Inside the city, a wall in the front setback tops out at 4 feet and a side or rear wall at 6, and any new fence or wall needs a zoning clearance first. And the city's tree ordinance protects every oak 8 inches across or larger: trenching, paving, or stacking material inside the drip line plus five feet needs a tree permit. In the Arbolada, where the streets bend around the oaks, that zone can cover most of a front yard, so we route the walk and the landing outside it.

Concrete driveways and patios on Ojai's valley floor

Flat ground in Ojai means the East End, Meiners Oaks, and the blocks either side of Ojai Avenue, and it is where most of our concrete driveways and patios in the valley go. The clay-loam subsoil under those lots holds winter water, so a slab is poured on a compacted base with rebar, control joints cut where the clay will try to move it, and a fall that sends the runoff to the street or a drain rather than toward the house. On the orchard and horse lots out Grand Avenue and McAndrew Road the driveway can run a few hundred feet, so it is poured in sections with joints planned for a delivery truck.

Above Foothill Road the driveway is a different pour. It often sits on the wall that holds the cut pad, so that wall is engineered, drained, and backfilled before any concrete is ordered, and the slab gets a thickened edge where it meets the block. On the valley floor the questions are the joint layout for the clay loam and where the water leaves the slab. Grading and drainage get their own line on the estimate either way, so you can see the water plan apart from the concrete.

We come in on Highway 33 from the 101, past Oak View and the Casitas district office, to where the 150 joins it near Meiners Oaks. From there Ojai Avenue carries both highways through downtown, and the 150 keeps going past the East End and Upper Ojai toward Santa Paula. The Arbolada is the oak-lined curving streets north of downtown, the hillside streets are above Foothill Road, and Grand Avenue runs out through the orchard lots of the East End.

No. Meiners Oaks and Oak View are unincorporated, so wall, grading, and permit questions go to Ventura County Building and Safety, which lists retaining walls among permitted work, not to the Ojai counter.
