Turf in Somis goes over wire, because the gophers were here first
Irrigated ground next to avocado and citrus groves is about the best gopher habitat there is, and UC IPM notes that gophers dig year-round in irrigated ground. That is why every artificial turf installation we do in Somis starts with gopher mesh laid over the graded soil, wire with openings small enough that a gopher cannot pass, then weed barrier and compacted class 2 base on top. A tunnel that would have surfaced as a mound in a lawn stays under the wire, and the turf above it stays flat.
Water is the other reason people here call. Somis has no city utility. Homes draw from a private well or from a mutual water company such as Zone Mutual, La Loma Ranch Mutual, or the Solano Verde system, and on a well every square foot of lawn is pump time and electricity. Turf near the house and gravel or planting farther out is the usual answer. A putting green fits the same logic: it takes the flat corner of the lot you would otherwise be mowing.

A driveway in Somis is not a two-car slab in front of a garage. On the parcels along Bradley Road, Donlon Road, and out toward Balcom Canyon it can run a few hundred feet from the gate to the house, and it carries the propane truck, the hay delivery, and the trailer, as well as the family cars. A paver driveway that long is priced by what is under it: the native ground gets compacted, geotextile goes over soft spots, and the base is laid in lifts thick enough for the heaviest thing that will ever drive on it. Pavers earn their keep here because a section that settles over an old irrigation line can be lifted and reset instead of cut out.
Where the drive meets a county road we build the apron to shed water back toward the ditch, and where a driveway climbs a bank a low block wall keeps the edge from washing. Around the house, paver patios and walks tie into the turf so the edges are one clean line.
What a long Somis driveway needs
Concrete pads, walks, and driveways under county rules, not city rules
Somis is unincorporated, so the permit desk for a concrete driveway, patio, or walk is Ventura County Building and Safety, not a city hall. The county's own exemption list says flatwork not more than 30 inches above grade needs no building permit, which covers nearly every slab we pour here. What does draw the county's attention is a retaining wall taller than three feet, measured from finished grade on the lower side to the top of the wall, or any retaining wall that supports a surcharge such as a driveway or a slope above it, or a freestanding block wall taller than five feet from finished grade. Before you sign anything, the proposal states whether your wall or slab needs a county permit.
The other county rule that matters on an orchard lot is tree protection. Oaks and sycamores of any real size are protected, and the county counts grading, trenching, and paving inside the dripline plus five feet as encroachment that needs its own authorization. If the slab you want runs under an old oak, that conversation happens at the estimate, and the layout moves before the forms do. Equipment pads, a barn apron, and the walk from the parking area to the door are the usual concrete work on these properties, and on a slope every one of them starts with grading and a drain line.

Turf covers the part of the lot you use every day. On a Somis lot the plan is turf and pavers where you live, and decomposed granite or decorative rock over weed barrier across the rest, so the field stays clean without a mower or a sprinkler line. DG packs firm enough to park a trailer on and drains straight through, which matters when winter rain comes off the groves above you. Where a lot steps up toward the South Mountain side, a block or railroad-tie retaining wall holds the cut, backed by a gravel chimney and a perforated drain pipe, and a paver or DG terrace sits on top.

Questions we hear on Somis lots
It depends on who sends your water bill. Several Somis mutual companies, Zone Mutual among them, are member purveyors of Calleguas, which sits inside the regional SoCal Water$mart program. As of this writing that program requires a reservation of funds before the lawn comes out, plants on drip in the finished area, and it states that no synthetic turf is allowed. A private well has no district behind it. Ask your water company whether it participates before scheduling any removal, and put the turf on the area you leave out of the application.
They do not chew it, they tunnel under it, and without wire the tunnel collapses and the turf sags into a dip you can feel underfoot. The mesh goes down first, flat across the whole area and turned up at the edges, then the base is compacted over it. A gopher that hits the wire turns and digs elsewhere, and the turf never shows it.
For flatwork at grade, almost never. The county exempts driveways, walks, and platforms not more than 30 inches above grade. A retaining wall becomes permit work once it is taller than three feet from finished grade on the lower side to the top of the wall, and the county drops the exemption entirely for a wall supporting a surcharge, so a wall holding a driveway or a slope is a permit question at any height. Gates, a new driveway connection to a county road, and work inside a protected oak's dripline each have their own desk, and we raise them at the estimate rather than after the trench is open.
Yes, and we plan it at the estimate. Base rock and pavers arrive by the pallet and the ton, so we look at where the delivery truck can turn, where the pallets can stage without blocking your gate, and whether the drive itself can take a loaded truck before it is rebuilt. On some lots the material is dropped near the road and moved in by skid steer. You get a gate code request and a staging plan, not a surprise on the first morning.
A little. Somis is a straight run down the 101 and up Lewis Road, close enough that we treat it like a Camarillo job. What changes is the size of the work: a driveway and a gravel field and a turf pad are grouped so the excavator, the compactor, and the deliveries all come out in one stretch instead of three separate trips. If a delivery slips or it rains, you hear that morning.
