Summers in Piru are hot and dry, and a real lawn out here needs water all season to stay green. Artificial turf takes that line off the water bill for good, so on most Piru jobs it goes on the front lawn and the play area behind the house, and nowhere it does not need to be. That keeps the turf budget for the square footage you look at every day.

The ground under town is river gravel laid down by the Santa Clara River and Piru Creek, and it shows up the moment we dig: loose, fast-draining, and full of cobbles. Fast drainage is good news for turf, because the base never sits in water. Loose is the catch, so we compact the class 2 base in lifts until it stops taking a footprint, and we set a solid edge so the gravelly native ground cannot creep out from under the turf. Gopher mesh goes under any turf with open ground on the other side of the fence, which in Piru is most of it. This is where the Piru lot size changes the job. A side yard, a tractor path, or a back field that used to be watered out of habit is a job for decomposed granite or decorative rock, compacted over a weed barrier so nothing comes up through it. It drains straight into the gravelly ground, it costs nothing to water, it takes a truck or a trailer without cracking, and the wind off the river valley does not turn it to dust the way bare dirt does. We grade it to shed water away from the house and toward the low side of the lot, and we set a steel or paver edge where it meets turf so the two do not migrate into each other.

There is a rebate angle here, and it is worth knowing before you plan. As of this writing, California American Water lists Piru in its Ventura district and points those customers to a turf replacement rebate run through SoCal Water$mart. That program's rules say no synthetic turf is allowed in the converted area and ask for plants and a place for rain to soak in, so it can help pay for the decomposed granite, rock, and native plant part of a yard, not the turf part. Confirm the current program with your water provider before the lawn comes out; we plan the split so the two halves do not get in each other's way.

Paver patios and driveways that hold their shape on Piru's gravel

A paver patio or driveway in Piru starts with an honest look at what we dig into. Cobbles and coarse sand excavate fast, but they also do not hold a shape on their own, so the base under our pavers here is compacted in lifts and the edge restraint is spiked deep, not just set on the surface. On the properties along Piru Canyon Road and out toward the ranches, the driveways are long and carry trucks and trailers, so we build them to that load, with a thicker base and a paver rated for vehicles, rather than a patio spec stretched across a driveway.

Where a lot steps down toward the river or up toward the canyon, a low planter or retaining wall holds a level patio pad, with drain rock and a pipe behind it so the wall never carries wet ground. Pavers also make sense here because they can be lifted and reset if a gopher or a root ever moves a corner, which on open Piru ground is a real possibility rather than a theory.

Piru is unincorporated, so there is no city hall to walk into. Anything that needs a permit goes to Ventura County Building and Safety, and the county's own exemption list is useful to know before you plan. The county publishes its own list of work that does not need a building permit, and the three lines that matter for a yard are below. At the estimate we measure what you want against them and tell you plainly which side it falls on, and we build to the county standard either way.

The concrete itself is straightforward on this ground once the base is right. We compact base under every slab, because a pour straight onto loose river sand settles at the corners, and we set the forms with a fall so summer hose water and the occasional winter storm run off toward the low side of the lot instead of toward the house. On the long rural driveways here that usually means a thicker slab with steel, poured in sections with control joints, so a delivery truck or a horse trailer does not crack it. Where the ground falls hard toward the creek, we bring in drainage and grading before the concrete, not after.

What Piru homeowners ask before they book

Can I get a rebate in Piru if I replace the lawn with artificial turf?

Not for the turf itself, as far as we can tell at the time of writing. The turf replacement rebate that California American Water points its Ventura district customers to is run through SoCal Water$mart, and its rules exclude synthetic turf from the converted area. A yard that is part turf and part decomposed granite with plants may still qualify for the non-turf portion. Apply and get approval before any lawn comes out, because the program requires it, and confirm the current program with your water provider, since program rules and funding change.
