Artificial turf in Simi Valley has to earn its place in the sun

Simi Valley summers run hot into September, and a south-facing yard gets the full afternoon with no marine layer to take the edge off. So the artificial turf conversation in Simi Valley starts with where the sun lands. A lighter blade blend, an infill that holds less heat, and a shade tree left standing all change how the yard feels in August.

Under the turf, much of the valley sits on clay that swells through the wet months, late November into March, and shrinks hard by midsummer. A compacted class 2 base and a path for water to leave keep the surface flat and the seams tight. One thing to know before you plan a lawn conversion around a rebate: the turf replacement program the City points residents to pays for lawn replaced with California Friendly plants, and as of this writing its rules do not allow synthetic turf.

Clay is the reason we steer a lot of Simi Valley driveways and patios toward pavers. A paver surface is hundreds of separate units on a compacted base, so when the ground swells after a wet February and settles by July, the surface flexes with it instead of cracking through. If a section ever settles, it can be lifted, the base fixed, and the same pavers relaid.

The base is where the work is: clay dug out to depth, class 2 base compacted in lifts, and an edge restraint that keeps the field from creeping. On the hillside lots above the 118 in Big Sky and in the Wood Ranch tracts, a patio often meets a slope, and that edge needs a small planter wall or a swale so runoff does not undercut the base.

Wood Ranch, Big Sky, Long Canyon, and several other newer tracts run under an HOA with architectural rules; older neighborhoods like the Texas Tract mostly do not. When a board is involved, nothing is ordered until the architectural approval is in hand.

Concrete in Simi Valley: joints planned for movement, finishes planned for sun

A concrete driveway or patio here deals with two forces at once: clay that moves with moisture under it, and a slab that expands on a hot afternoon and contracts overnight. Neither is a reason to skip concrete. Both are reasons to plan the joints before the pour. We lay out control joints closer than a coastal yard needs and place expansion joints wherever the slab meets the house, a wall, or a pool shell, so cracks happen inside the joints, where they belong.

Under the slab, the clay is cut out and replaced with compacted class 2 base so the pour has something stable to sit on through a wet winter. On top, a plain gray broom finish or a light integral color stays cooler than a dark stain, and the broom texture keeps a pool deck from getting slick.

For an outdoor room on the shaded north or east side of the house, a concrete patio is often the most direct way to build it: one pour, a broom finish, and a slight fall toward the yard so the shade side does not hold water in winter.

Retaining walls and drainage come first on Simi Valley's hillside lots

A lot of Simi Valley backyards end in a slope: the tracts above the freeway in Big Sky, the hills behind Wood Ranch, and the canyon lots off Long Canyon Road and Tapo Canyon Road. There, the wall and the drain come before the turf or the patio. A block planter wall holds the toe of the slope and makes a flat pad. A drain line behind it and a swale at the base give winter runoff a path that is not across your new patio; that is the drainage and grading work we scope on the first visit.

On permits, the City's Building and Safety division lists retaining walls up to 4 feet, measured from the bottom of the footing, as exempt from a building permit, along with driveways and walks not more than 30 inches above grade. Taller walls and masonry fence walls over 7 feet need a permit, and the Planning Division has its own height limits. We confirm with the City before a wall goes on the drawing.
